德銀認為，融創(01918.HK)透過買入項目公司，例如聯營及非控股項目以推動銷售，會在長期犧牲了盈利能力，對比市場預期，其盈利或有下調的可能、槓桿有上升壓力。該行認為，須繳付的土地增值稅或令收購項目公司的純利減少50%。

另外，該公司高水平的利息資本化，未來將會令公司承受持續的利潤率壓力及更大幅拖累盈利，以去年為例，資本化利息就佔公司核心純利的71%，遠高於中國海外(00688.HK)的10%，未來甚至可能進一步拖累利潤率。將其營運利潤率預期，由39.1%下調至29.5%。

在2013年接下來的時間，該行預期內地會出現更多針對主要城市及高階市場的調控措施，例如預售限制、限制交易註冊及限制提價等，將會影響到融創等高階發展商。該行將融創目標價由6.66元下調至5.25元，評級由「買入」降至「沽出」。(bi/u)
